Where Flood Zones Exist in Norfolk County
Quincy Waterfront and Quincy Bay

Charles River Floodplain: Dedham and Needham
The Charles River’s upper reach flows through Millis, Medfield, and into the Dedham/Needham area. Properties adjacent to the Charles River here can fall in Zone AE. How to Check Your Flood Zone
Use the FEMA Map Service Center to look up your address and confirm your flood zone designation. Zone AE means you are in the Special Flood Hazard Area and flood insurance is required for federally backed loans. Zone X means you are outside the SFHA.
Letters of Map Amendment
If your property is mapped in a flood zone but your elevation certificate shows the lowest adjacent grade is at or above Base Flood Elevation, you may qualify for a LOMA from FEMA. A LOMA removes your property from the SFHA and eliminates the mandatory flood insurance requirement. Your surveyor prepares the elevation certificate; FEMA reviews the application and issues the determination. This process typically takes 60 to 90 days.
